Our partner agent model is all about embracing the latest in modern technologies to provide our clients with an ultra-personal, proactive and bespoke service to build long term relationships and become their go-to property people. How does the model work?

We’re looking for the best agents in their town, ideally also in the area in which they live and socialise, to setup their own business covering an exclusive postcode area in partnership with James Gorey Estate Agents. You will find your own clients and service their needs throughout the entire process, being the clients' main point of contact and knowing them and their home inside out.

Your relationship however does not end when you get paid. Due to the nature of the way we work your clients will know you as their trusted advisor and should become a lifelong contact who will recommend you to their friends and family and will return back to you when the time comes.

You will be your own boss, control your own working hours and are free to work with whoever you choose, all with the support of a local recognised and professional brand. This model provides a low cost and low risk entry to a business, which provides excellent financial rewards and the lifestyle that most people dream about for those that work hard and have the mindset of success.

Areas we cover

We operate in South East London and North Kent so are looking for agents to operate in DA and SE postcodes. You will have exclusivity over your area but can operate outside of it in areas which do not have agents assigned.

Why don't I start my own business?

With the Partner Agent model, you are opening up your own business, the only difference is you don’t have to start from scratch and a lot of the hard work has been done for you. Either way you will still need to find clients, carry out appraisals and viewings, and sell/let properties but we enable you to do this from day 1 without having to worry about the running of the business. You also benefit from being around likeminded individuals with a hunger to succeed who will help you as much as possible and have been through exactly what you are doing before.

Our reputation is key, we strive to be better and better with each transaction and know that by looking after the clients, our business will naturally look after itself.

As a partner agent you will benefit from being able to advertise your properties on Rightmove, Zoopla and Prime Location and will have access to the most comprehensive cloud and mobile based CRM system allowing you to communicate with clients and list homes on the go. We will also provide you with all the necessary templates, documents, contracts etc specific to you and your area to hit the ground running. You will also never need to worry about missing calls or leads as your office number will divert to our call answering service who will take messages in keeping with the company guidelines.

The Finances

As a partner agent you will earn 70% of all income you generate on sales, lettings, buyer negotiation services, mortgages and solicitors.

We only want to work with agents who we believe will make a success of it, so we have decided to keep costs to the minimum allowing you to invest your time and money into generating business and marketing yourself. 

We charge a monthly cost of £100 inc VAT. There are also additional fees for lettings
properties including tenancy set up and
property management costs along with professional property marketing and new listing compliance (AML and title checks).

Please be aware all income is subject to corporation tax but you can offset some of your business expenses. An accountant will show you how to offset your expenses, and ensure your income is the most tax-efficient.

Are you suitable?

If you are hardworking, self-motivated and have a strong desire to be successful, this could be for you. As an estate agent, you may be able to convert a high percentage of the valuations you currently go out to into listings, but the question you should be asking yourself is how many of those valuations did you actually generate. If you don’t have valuations to go to, it doesn’t matter how good you are at selling homes as you will not have any to sell. Starting any business is all about generating leads, we will give you the tools and the systems to do this but you will need to make it happen.

You know your industry inside out. Your first sale may take 2-3 months to complete, it could take 3-6 months. That's why it is essential you are financially prepared for the interim period to both support yourself, and invest in your business. There is no denying, this is hard-work and will be very different to what you are used to at first, but once you've built up your reputation, and the recommendations start coming in, your hard work will pay dividends as you become more and more consistent.
